Gutter survey in Minsted
We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’re worried about gutters packed with leaves or moss and cracked or loose downpipes, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Your questions about gutter surveys in Minsted
Do you carry out roof surveys in Minsted?
Yes, Minsted is within the area we cover. Our area covers London and South East England. Just phone 07833 053749 or send us an email and tell us about the property, and we’ll talk through which survey suits.
Is Minsted within the area you cover?
Yes. Minsted is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Can you tell me if my old gutters contain asbestos?
No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
What’s the best way to book?
Just ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.
How it works
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Minsted can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before the survey
- Mention any parking restrictions on your street
- If the roof is shared, arrange access with whoever manages the building
- If you’re buying, check with the agent that we can get in
Getting a price
If you have photos of the roof, send them over. Take them safely from ground level or a window. To get started, ring 07833 053749 or drop us an email.
Advice
Do you need a gutter survey in Minsted?
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
Common reasons to book include:
- Leaves and moss blocking gutters
- Water spilling over the gutter edge
- Brackets that have dropped or snapped
- Leaking or loose downpipes
If your house is among the older ones in the streets near The Parish Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look.
What to check before booking
- Is VAT included in the price?
- Which limits apply to the survey
- Will they check the loft as well as the outside?
- Whether any drone flown is registered with the CAA

- Damage hidden inside walls or behind boards

What a gutter survey looks like in Minsted
In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Cowdray House, about 2.1 miles east, is one of the historic houses in the wider area around Minsted. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For site and facilities teams at buildings like Stedham Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How we price gutter surveys
A few things affect what a survey costs:
- How many separate roofs there are, such as extensions, dormers and garages
- How tall the building is and how easy the roof is to see
- Whether it’s a home or a commercial building
- Which survey package you book
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.
Booking your survey
Before you get in touch, it helps to have:
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- Whether there’s a loft hatch, a shared roof or tricky access
For a price for gutter surveys in Minsted, ring 07833 053749 or drop us an email. The address, the type of property and what you want to find out help us give you an accurate price.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.
