Bepton Common questions

How do I find out if my home in Bepton Common is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Bepton Common within the area you cover?

Yes. Bepton Common is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you check valley and parapet gutters?

Yes, where it’s safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it’s applicable.

Is there a good time of year to book a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

About our gutter survey in Bepton Common

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at brackets that have dropped or snapped and cracked or loose downpipes, on downpipes, fascias and soffits and parapet and box gutters.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Signs you need a gutter survey in Bepton Common

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.

Look out for signs like these:

  • Blocked outlets and hoppers
  • Overflowing eaves gutters
  • Leaves and moss blocking gutters
  • Valley or box gutters that overflow inside

Take a building like Midhurst CofE Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Before you book anyone

  • Will the report include photos?
  • Their track record with similar roofs
  • What follow-up you get after the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What to expect from a roof survey

Why get it checked now?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. For older village homes like those around Bepton Common, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours at a typical home, and longer for a large or complex roof. Somewhere as small as Bepton Common, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear
  • Find any records of previous roof work
