How a gutter survey works in West Lavington

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can safely be seen, from the ground, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We are often asked to look into overflowing valley or parapet gutters and soffits marked by water, on downpipes, eaves gutters and fascias and soffits.

Somewhere as small as West Lavington, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What happens on the day

After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, it usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around West Lavington can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Landlords, agents and block managers in West Lavington

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the gutter, with photographs.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

How we price gutter surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • How tall the building is and how easy the roof is to see
  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What we need to know

There’s no need for technical words. It is enough to tell us:

  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • The property’s address and postcode
  • When you need the report by

Most bookings start with a short call: phone 07833 053749 or drop us an email. The price is agreed before a date is set.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.

West Lavington: your questions answered

Is my home in West Lavington listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is West Lavington within the area you cover?

Yes. West Lavington is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you survey underground drains?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What will the report tell me?

A report with photographs, explaining the condition of the gutter, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or drop us an email.

What we look for on each type of roof

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can be seen safely. Missing lead is something we check for too.

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Local roofs in West Lavington

About 0.6 miles north lies Cowdray House, a reminder of how long the area around West Lavington has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If your house is among the older ones in the streets near The Parish Church of St Mary Magdalene, its chimney, valleys and lead work are likely to be the parts that need attention first.

When to book a survey in West Lavington

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

Here are some of the things we see often:

  • Soffits marked by water
  • Water backing up from a hidden gutter
  • Dripping or leaking gutter joints
  • Gutters overflowing in heavy rain

Anyone responsible for a site like Midhurst CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking anyone

  • Whether you can ask questions once you have the report
