About our gutter survey in Cocking Causeway
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. It’s an easy job to put off, but they rarely get better. If you’re worried about joints that drip after rain and gutters that have fallen out of line, we can find out what’s behind it.
Somewhere as small as Cocking Causeway, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Cocking Causeway homes and their roofs
The wider area around Cocking Causeway has a long history of building, with Cowdray House about 1.2 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
Take a building like Midhurst CofE Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as The Parish Church of St Mary Magdalene, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Tips from our surveys
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:
- Do not climb a ladder to look in the gutters
- Get trees that overhang the gutters trimmed
- Watch ceilings under valley gutters for fresh marks
- Check that downpipes are firmly fixed to the wall
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it’s done.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so make sure they’re included in any clearing work.

Cocking Causeway: your questions answered
Is Cocking Causeway within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
How do I find out if my home in Cocking Causeway is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What’s the price of a gutter survey?
Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or send us an email.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so we report on what’s visible.
Do you take photos of the roof?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
How it works
You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Cocking Causeway can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A report with photos and recommendations follows.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Let us know about any leaks, stains or damp patches you know of
- Leave a clear route to the loft

When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Asbestos testing of old gutters, downpipes or soffits
- Rot or damp concealed behind fascias or inside walls
- Underground drains, which need a CCTV drain survey
If in doubt, call 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.

What you can safely check yourself
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.
