FAQs for Cocking Causeway

Can you look at the flat roof of a hotel or office near Cocking Causeway?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.

Does a conservation area affect roof work in Cocking Causeway?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long does the survey take?

Most surveys take about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. The report follows by email.

Will I get photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

About our flat roof survey in Cocking Causeway

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you’ve noticed signs of deflection in the roof deck and outlets choked with leaves and silt, a survey will tell you what’s going on, whatever the roof.

Flat roofs on exposed homes in small places like Cocking Causeway take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

How it works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You are welcome to ask questions while we are there. Somewhere as small as Cocking Causeway, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Cowdray House, about 1.2 miles north, is one of the historic houses in the wider area around Cocking Causeway. Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Note where water lies after a downpour
  • Ask whoever fits equipment on the roof to make good the covering
  • Book a survey every few years
  • Check the outlets after the leaves fall

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Landlords, agents and block managers in Cocking Causeway

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

When you need someone else

In fairness, there are limits to any roof survey:

  • An exact number of years the roof has left
  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

  • Mastic asphalt

Do you need a flat roof survey in Cocking Causeway?

Ponding keeps the covering wet and wears it faster. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Look out for signs like these:

  • Raised blisters across the surface
  • Outlets that hold water back
  • Gaps at upstands and abutments
  • Dips that suggest the deck is deflecting

For hotels and guest houses around Cocking Causeway, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • Are they insured for the work?
  • How soon the report will arrive
  • How much experience they have with roofs like yours

What to expect from a roof survey

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Around Cocking Causeway, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
