Roof surveys for homes and businesses in Cocking Causeway
Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. You don’t need to do anything except give us access. Each defect we find is photographed and explained. We’re frequently asked to look into condensation or damp timbers in the loft and standing water on a flat roof, on the roof space, lead flashings and clay and concrete tiles.
Somewhere as small as Cocking Causeway, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Cocking Causeway homes and their roofs
The wider area around Cocking Causeway has a long history of building, with Cowdray House about 1.2 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you own one of the older houses in the streets near The Parish Church of St Mary Magdalene, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Midhurst CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Leave roof access to professionals
- Move stored items away from the loft hatch
- Ask about a flat roof on an extension or garage too
- Watch for slipped slates after bad weather
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
What affects the cost of roof surveys
When we price a survey, we consider:
- Whether thermal imaging or a drone is needed
- How big the roof is
- The number of roofs, including extensions and garages
- Building height and the viewpoints available
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
Getting in touch
Here’s what helps us most when you contact us:
- The type of building and roof, such as pitched or flat
- Any deadline, such as an exchange date
- What’s prompted the survey
- Where any leaks, stains or damp patches show inside
When you are ready to go ahead, phone 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.
How it works
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where applicable. The survey normally takes between one and two hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Cocking Causeway, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before we arrive
- If you are buying, check with the agent that we can get in
- Keep pets out of the way during the survey
- Make sure the loft hatch can be reached

What a roof survey does not cover
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that’s a RICS home survey)
- A promise that the roof will not leak in future
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.
Roof types and parts we check
- Chimney stacks
- The roof space
- Clay and concrete tiles
- Ridges, hips and valleys
- Lead flashings
- Flat roofs
- Natural slate
Different roofs, different checks
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
FAQs for Cocking Causeway
Is Cocking Causeway within the area you cover?
Yes, Cocking Causeway is on our map. A small place gets exactly the same survey as a big one.
Is my home in Cocking Causeway listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What does a roof survey cost?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when booking.
Is this a RICS survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
