Gutter surveys in Cocking

About our gutter survey in Cocking

Gutters are usually fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you are worried about joints that drip after rain and gutters full of debris and silt, we can find out what’s behind it, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens on the day

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two on an ordinary house, though large, tall or awkward roofs take more time. Rural addresses near Cocking can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • For flats, check roof access has been agreed
  • Gather any invoices or paperwork from past roof work

Advice

What a gutter survey does not cover

A survey is a careful look at the gutter, but it cannot do everything. The main limits are:

  • Damage hidden inside walls or behind boards
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s hidden inside a downpipe

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

Cocking questions

Is Cocking within the area you cover?

Yes, Cocking is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you carry out roof surveys in Cocking?

Yes, Cocking is one of the places we work. Every survey there gets the same written report with photos.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

How long does a gutter survey take?

A visit normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea when you book.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

What happens next?

You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Freeholders and residents’ companies use a roof report to plan and budget.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Look for green streaks or damp patches on walls
  • Check downpipe clips are holding
  • Watch ceilings under valley gutters for fresh marks
  • Check from ground level or a window, not a ladder

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Why get it checked now?

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Around Cocking, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Why us?

  • Covered by professional indemnity and public liability insurance
  • Thermal imaging and drones used where they help
  • An independent view of the roof
  • Two decades and more of roof surveys

Roof by roof

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Gutter surveys around Cocking

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Cowdray House, about 2.6 miles north, show how far back building in the area around Cocking goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

For an older house near a landmark such as St Catherine of Siena Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
