What a survey costs

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size

For a price for your roof in Minsted, phone 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

What we need to know

A little information up front helps. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is
  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors

Most bookings start with a short call: call 07833 053749 or use the contact form. You’ll have a price before anything is arranged.

Roof surveys for homes and businesses in Minsted

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. Typical surveys look at ponding, splits or blisters on flat roofs and lifted, split or missing lead flashings, across lead flashings, ridges, hips and valleys and flat roofs.

Somewhere as small as Minsted, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later, like when you want to compare after future work.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Questions from Minsted

Is Minsted within the area you cover?

Yes. Minsted is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Minsted listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

Common roof problems in Minsted

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Missing lead is not unusual either, as thieves target it.

People normally book a survey after spotting something like this:

  • Cracked mortar along the ridge
  • Lifted, split or missing lead flashings
  • Water stains on rafters and ceiling joists
  • Blocked, sagging or leaking gutters

For site and facilities teams at buildings such as Stedham Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Whether the roof space is looked at, where there is one
  • What exactly goes into their report
  • Their report turnaround times

What to expect from a roof survey

What happens on the day

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. In a hamlet or village like Minsted, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photos and recommendations.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building

Advice

What a roof survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

  • Natural slate
  • The roof space
  • Clay and concrete tiles
  • Flat roofs

Roof surveys in Minsted: local notes

With Cowdray House about 2.1 miles east, Minsted sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as The Parish Church of St James are frequently among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
