About our roof survey in Bepton

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you’ve noticed blocked, sagging or leaking gutters and condensation or damp timbers in the loft, a survey will tell you what’s going on, on the roof space, natural slate and ridges, hips and valleys alike.

In a village or hamlet like Bepton, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Roofs, chimneys and gutters in Bepton

With Cowdray House about 2.7 miles north-east, Bepton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Include dormers, porches and garages as you book
  • Have details of recent roof work to hand
  • File the report with your home documents
  • Tell us about any leaks or stains you’ve seen

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Landlord and commercial surveys in Bepton

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes roughly 1–2 hours for a house, or half a day or so for a commercial building. Rural addresses near Bepton can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Let us know about parking near the property
  • Make sure pets are kept safely away

How to book

Booking is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Roof by roof

Chimney stacks

We look at the stack itself, and it is not a flue or gas safety check. We will tell you if the flue needs a specialist.

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Common roof problems in Bepton

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.

These are some of the problems a survey can pick up:

  • Standing water on a flat roof
  • Crumbling chimney pointing or cracked flaunching
  • Worn or blocked valleys
  • Slipped, cracked or missing slates and tiles

If your house is among the older ones in the streets near The Parish Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book any roof surveyor

  • Which viewpoints they use to see the roof
  • Is there a chance to talk the report through?
  • Their track record with similar roofs
  • Whether the loft is part of the inspection

What a good roof survey covers

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Bepton questions

Is Bepton in the area you cover?

We do. The survey and report are the same in Bepton as anywhere else.

Does a conservation area affect roof work in Bepton?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How long does the visit take?

Allow about 1–2 hours for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing when you book.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Will you climb onto the roof?

Only when it is safe. We also use views from ground level, windows and the roof space, and Premium includes a drone where it applies.
