How a flat roof survey works in Shipton Green

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a photo-illustrated written report and our recommendations. Common reasons to book are standing water left after rain and edge trims that have lifted or split, across felt flat roofs, EPDM rubber and GRP fibreglass.

Some older homes in villages like Shipton Green are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why it is worth a survey now in Shipton Green

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. Older cottages and farmhouses around Shipton Green can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Why us?

  • More than 5,000 surveys completed
  • An independent look at the roof

Local flat roofs in Shipton Green

The coast is about 1 mile or less from Shipton Green, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you let a flat or house near Bosham station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near St Nicholas' Church, the flat roofs on later extensions tend to wear out long before the main roof.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your questions about flat roof surveys in Shipton Green

Is Shipton Green within the area you cover?

Yes. Shipton Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Shipton Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.

Does the survey cover asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • A structural engineer’s assessment of the deck
  • Hidden layers beneath the covering
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • Mastic asphalt
  • Upstands and outlets

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. It typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Shipton Green, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a photo-illustrated written report and our recommendations.

Preparing for the visit

  • Find any records of previous roof work
  • Note where any stains or damp appear
  • Clear the way to the loft hatch

Advice

Roof by roof

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

What we’re asked to look at in Shipton Green

Ponding keeps the covering wet and wears it faster. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Signs worth acting on include:

  • Outlets choked with leaves and silt
  • Standing water left after rain
  • Gaps at upstands and abutments
  • Damaged trims at the roof edge

If you look after a building such as Birdham CE Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
