Flat roof survey in Langley Green

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. If you’re worried about edge trims that have lifted or split and raised blisters across the surface, we can find out what’s behind it, on EPDM rubber, GRP fibreglass and single-ply membranes alike.

Outbuildings, garden rooms and garages in places like Langley Green frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them as you book, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Useful tips for Langley Green property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Check the outlets after the leaves fall
  • Check that new brackets or units haven’t damaged the covering
  • Have the roof looked at again after a severe storm
  • Note the date and type of any roof work

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photograph of each defect, so others can follow it without going up to look.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

What affects the cost of flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size
  • The type of building, from a house to a block or an office

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the exact price before booking.

What we need to know

A little information up front helps. It helps to include:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window
  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work

When you’re ready to go ahead, call 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Landlords, agents and block managers in Langley Green

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Should I look at the roof myself first?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

FAQs for Langley Green

Do you cover commercial flat roofs around Langley Green?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you ahead of the visit.

My home in Langley Green has a flat-roofed garage or porch. Is it worth having that looked at?

Yes, if you’d like it included, mention it when booking. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Does the report include photographs?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

How do I arrange a flat roof survey in Langley Green?

Simply call 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, call 07833 053749 or use the contact form.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. With a bit of garden around a house, as there often is around Langley Green, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Move anything stored under the loft hatch
  • If it is not your property yet, arrange access through the agent
  • Note where any stains or damp appear

Advice

What we look for on each type of roof

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Flat roofs in Langley Green

There are several hotels within about a mile and a half of Langley Green, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

For an older house near a landmark like Voice of Deliverance Full Gospel Church of God, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you own a rental within reach of Crawley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a shop, office or commercial unit, for instance near County Mall, outlets and upstands on commercial flat roofs are the places to check before trouble starts.
