About our flat roof survey in High Salvington

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. If you’re worried about cracked or split membrane and blistering in felt or asphalt, we can find out what’s behind it, on single-ply membranes, felt flat roofs and mastic asphalt alike.

Outbuildings, garden rooms and garages in places like High Salvington often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them as you book. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Different roofs, different checks

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Common questions in High Salvington

Will you come out to High Salvington?

Yes. High Salvington is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in High Salvington is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Will you photograph what you find?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

Does the survey cover asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

How many years has my flat roof got left?

There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Note where water lies after a downpour
  • Treat rooflights and old sheeting as fragile
  • Note any new marks on ceilings beneath the roof
  • Check that new brackets or units haven’t damaged the covering

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey usually takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Parking around High Salvington is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Point out any leaks or damp patches
  • For flats, check roof access has been agreed
  • Have any questions written down, so nothing gets missed

Common roof problems in High Salvington

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

Typical things we are asked to look at include:

  • Loose or cracked edge trims
  • Dips that suggest the deck is deflecting
  • Blistering in felt or asphalt
  • Standing water left after rain

For site and facilities teams at buildings such as Vale School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What to expect from a roof survey

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Around High Salvington, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

Flat roof surveys around High Salvington

High Salvington is within about 4 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. With Ecclesden Manor about 3.1 miles south-west, High Salvington sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For landlords with property near Durrington-On-Sea station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If yours is one of the older homes in the streets near St Peter, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
