How a flat roof survey works in Cote
Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’ve noticed ponding water that doesn’t drain away and signs of deflection in the roof deck, we can find out what’s behind it.
Some older homes in villages like Cote are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a survey costs
A few things affect what a survey costs:
- How complicated the roof is, with its valleys, chimneys and parapets
- The roof’s overall size
- Commercial roofs and larger buildings
- The use of thermal imaging or a drone
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Anything about access we should know
- Your postcode, so we can check access and travel
- Photos of the roof, taken safely from the ground or a window
- Your timetable, such as an exchange date
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.
The survey, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Cote, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- For flats, check roof access has been agreed
- Gather any invoices or paperwork from past roof work
- Leave side gates unlocked

What a flat roof survey looks like in Cote
The coast is about 3 miles or less from Cote, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. With Ecclesden Manor about 2.5 miles south-west, Cote sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as Durrington Junior School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For an older house near a landmark like St Symphorian's Church, the flat roofs on later extensions tend to wear out long before the main roof.
Cote is about 2 miles north-west of Worthing, in West Sussex. We carry out flat roof surveys in Cote for houses, flats, blocks and commercial buildings, with a written report and photographs every time. We cover towns and villages across West Sussex, large and small. Brighton is in our area too.

When you need someone else
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- The condition of the deck or insulation hidden under the covering
- Testing older roof sheets for asbestos
- A fixed date for when the roof will need replacing

Cote: your questions answered
Does being near the coast affect roofs in Cote?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.
Is my home in Cote listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is ponding on a flat roof a problem?
Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Can you tell me how long my flat roof will last?
We do not put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.
Landlords, agents and block managers in Cote
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What else we do in Cote
Do you need a flat roof survey in Cote?
A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
It is worth booking a survey if you’ve seen:
- Blocked or damaged outlets
- Standing water left after rain
- Blistering in felt or asphalt
- Cracked or split membrane
For landlords with property near Durrington-On-Sea station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
