- Cracked or split membrane
- Loose or cracked edge trims
- Leaks around rooflights
Tips from our surveys
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:
- Plan a survey before the covering reaches the end of its usual life
- Note any new marks on ceilings beneath the roof
- Look for standing water a day after rain
- Clear roof outlets and gutters each autumn
If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
Flat roof surveys for homes and businesses in Ansty
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey single-ply membranes, upstands and outlets and mastic asphalt, and common reasons people get in touch are failed upstands where the roof meets a wall and blisters and bubbles in the covering.
In a small place like Ansty, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Ansty, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Let us know about any leaks, stains or damp patches you know of
- For flats, check roof access has been agreed
- Make sure we can get to the back of the property

Questions from Ansty
Is Ansty in the area you cover?
Yes, Ansty is one of the places we work. The survey and report are the same in Ansty as anywhere else.
Is Ansty within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so ring 07833 053749 or email us with the address.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.
Local flat roofs in Ansty
The wider area around Ansty has a long history of building, with Ockenden Manor about 1.2 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you own a rental within reach of Haywards Heath station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to St John the Evangelist: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Honest limits
It’s a careful look at the flat roof, not the whole story. The main limits are:
- What’s under the membrane without opening it up
- Whether the deck or joists are strong enough
- Testing older roof sheets for asbestos
If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and does not.
What we look at
- Mastic asphalt
- Felt flat roofs
- Single-ply membranes
- EPDM rubber
- GRP fibreglass
- Upstands and outlets
Roof by roof
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
What we’re asked to look at in Ansty
No flat roof covering lasts for ever. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.
It’s worth booking a survey if you’ve seen:
- Blistering in felt or asphalt
- Ponding water that does not drain away
- Damaged trims at the roof edge
- Dips that suggest the deck is deflecting
For site and facilities teams at buildings such as Warden Park School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
