Flat roof surveys in Ifold

About our flat roof survey in Ifold

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We survey GRP fibreglass, felt flat roofs and EPDM rubber, and the problems we’re asked to look at most are edge trims that have lifted or split and outlets choked with leaves and silt.

In a village or hamlet like Ifold, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later.

Prices for flat roof surveys in Ifold

Not every roof costs the same to survey, for these reasons:

  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • The size of the roof

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we need to know

To price your survey accurately, we’ll ask about:

  • What made you get in touch
  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside

When you’re ready to go ahead, phone 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • File the paperwork for the roof and any repairs
  • Keep clear of rooflights and fragile roof sheets
  • Clear roof outlets and gutters each autumn
  • Ask contractors to protect the roof if they work on it

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Flat roofs in Ifold

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you look after a building such as Loxwood Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Ifold is about 9 miles west of Horsham, in West Sussex. Ifold is one of many places we visit across West Sussex. Ifold is one of the places in West Sussex where we work for flat roof surveys. For surveys nearby, see our Guildford page.

Every address in RH14 is covered for flat roof surveys, from the main roads to the quietest streets. You’ll find streets such as Birchwood Close, The Drive and Wildacre Close, all of which we cover. We also cover the places around Ifold: Loxwood (1 mile north-east), Plaistow (1 mile west), Alfold Bars (2 miles north-east), Mackerel's Common (2 miles south) and Durfold Wood (2 miles north-west). We also work in nearby towns such as Crawley (15 miles east), Horsham (9 miles east), Broadfield (14 miles east), Storrington (11 miles south), Billingshurst (5 miles south-east) and Bewbush (14 miles east).

When to book a survey in Ifold

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

Signs worth acting on include:

  • Standing water left after rain
  • Dips that suggest the deck is deflecting
  • Water getting in at rooflights
  • Splits, cracks and crazing

If your house is among the older ones in the streets near St John the Baptist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Questions to ask before you book

  • Is there a chance to talk the report through?
  • Whether the price includes VAT
  • What experience they bring
  • Their drone registration, if they fly one

What a roof survey includes

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that are not safe to walk on or view
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

Roof types and parts we check

  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs

Different roofs, different checks

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.

Questions from Ifold

How do I find out if my home in Ifold is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover Ifold?

Yes, Ifold is one of the places we work. Every survey there gets the same written report with photos.

Will you walk on the flat roof?

Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when booking.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Ifold, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear
  • Check pets are kept safely away
