Questions from Alfold
Will you come out to Alfold?
Yes. Alfold is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Do you cover Alfold?
Yes, Alfold is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or send us an email.
Is a flat roof survey the same as a building survey?
No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.
Flat roof survey in Alfold: what you get
Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. Common reasons to book are splits and cracks in the covering and outlets choked with leaves and silt, on single-ply membranes, EPDM rubber and mastic asphalt.
In a small place like Alfold, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

- Roof area
- Building height and the viewpoints available
- Features like valleys, chimneys, dormers and parapets

Getting in touch
There is no need for technical words. It’s enough to let us know:

- Pictures of the roof from a safe spot, if you have them
- Access details, like a loft hatch or a shared roof
- Any deadline, such as an exchange date

What happens if roof problems are left?
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Outbuildings and barns around Alfold are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- An exact number of years the roof has left
- Parts of the roof that aren’t safe to walk on or view
- A structural engineer’s assessment of the deck
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.
What we check
- Felt flat roofs
- Mastic asphalt
- Upstands and outlets
- Single-ply membranes
- GRP fibreglass
- EPDM rubber
What happens on the day
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours at most homes, and more on a big or complicated roof. Somewhere like Alfold needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We look at the roof from wherever it can be seen safely.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- Tell us where we can park nearby
- If the roof is shared, arrange access with whoever manages the building
- If you’re buying, let the agent know when we’re coming

Useful tips for Alfold property owners
Nothing here needs a ladder. A few suggestions:
- Check ceilings under the roof for damp patches
- Have the roof looked at again after a severe storm
- File the paperwork for the roof and any repairs
- Ask contractors to protect the roof if they work on it
Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.
