Thermal roof surveys in Alfold

Landlord and commercial surveys in Alfold

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

How a thermal roof survey works in Alfold

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. We are frequently asked to look into possible trapped moisture under a flat roof covering and water that travels before it shows, on flat roofs, insulated roof spaces and commercial roofs.

In a village or hamlet like Alfold, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are checked ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Clear results when the conditions on the day are poor
  • An energy rating for the building
  • Proving moisture from the images alone

What this survey covers

  • Ceilings below the roof
  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs
  • Loft conversions
  • Pitched roof slopes

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Photograph damp patches with the date
  • Note where damp appears and after what weather
  • Don’t switch the heating off before the visit
  • Don’t climb onto the roof to look for leaks yourself

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it is easy to find each area on the roof.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Airspace, weather and Alfold roofs

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Around Alfold, as everywhere, small roof faults are simplest to sort before they let water in.

Alfold is about 9 miles west of Horsham, in Surrey. Whether the building in Alfold is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our Surrey coverage includes Alfold and the places around it. There is also a page for Guildford.

Surveys in GU6 are booked the same way as anywhere else. Whether your property is on Chapel Field Close, Loxwood Road and Cypress Grove or anywhere close by, we can help. We also cover Alfold Bars (1 mile south), Loxwood (1 mile south), Ifold (2 miles south), Durfold Wood (3 miles west) and Plaistow (3 miles south-west). We also work in nearby towns such as Guildford (11 miles north), Woking (15 miles north), Farnham (14 miles north-west), Dorking (12 miles north-east), Haslemere (9 miles west) and Cranleigh (3 miles north-east).

The survey, step by step

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. If you have questions on the day, just ask. Somewhere like Alfold needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building

Roof by roof

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Alfold: your questions answered

Is Alfold in the area you cover?

Yes. We work right across London and South East England, and Alfold is part of that. Just call 07833 053749 or use the contact form and tell us about the property.

Does a conservation area affect roof work in Alfold?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it can’t be pinned down, the report suggests a next step, such as electronic leak detection.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
