Tips from our surveys

From years of surveys, a few habits stand out:

  • Keep outlets and gutters clear to stop water sitting
  • Move stored items away from the loft hatch
  • Don’t switch the heating off ahead of the visit
  • Ask us about the forecast if rain is expected

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Thermal roof survey in Plaistow: what you get

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you cannot normally tell from the surface. We then check those areas with moisture readings. We survey pitched roof slopes, commercial roofs and loft conversions, and people most often book us about damp around chimneys and parapets and damp that repairs haven’t cured.

Somewhere as small as Plaistow, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What affects the cost of thermal roof surveys

A few things affect what a survey costs:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.

What to tell us when you contact us

To price your survey accurately, we’ll ask about:

  • Your timetable, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • Anything about access we should know
  • Where the property is, with the postcode

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

Common roof problems in Plaistow

Once a leak has been fixed, people often ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.

Here are some of the things we see frequently:

  • Wet areas near outlets and upstands
  • Damp that repairs haven’t cured
  • Ceilings that feel colder in places
  • Heat escaping through the roof

If yours is one of the older homes in the streets near Holy Trinity Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Questions to ask before booking

  • What happens after the report arrives
  • Whether the loft is part of the inspection
  • What the survey will not cover
  • What experience they bring

What to expect from a roof survey

How it works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as Plaistow, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets in another room
  • If you’re buying, let the agent know when we’re coming

Advice

What this survey can’t tell you

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Reliable images in rain, strong wind or on a wet roof surface
  • A structural engineer’s assessment
  • Proving moisture from the images alone

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What we look at

  • Insulated roof spaces
  • Loft conversions
  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs

Thermal roof surveys in Plaistow: local notes

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you look after a building such as Plaistow and Kirdford Primary School, a view from above covers a wide roof far faster than walking it.

Plaistow is about 11 miles west of Horsham, in West Sussex. Plaistow is one of many places we visit across West Sussex, for homes and businesses alike. Our West Sussex coverage includes Plaistow. There’s also a page for Guildford.

Different roofs, different checks

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

FAQs for Plaistow

Do you cover smaller places like Plaistow?

Yes, Plaistow is on our map. A small place gets exactly the same survey as a big one.

Is Plaistow in the area you cover?

Yes. We survey roofs across London and the South East, and Plaistow is part of that. Just phone 07833 053749 or drop us an email and tell us about the property, and we’ll talk through which survey suits.

How do I book a survey in Plaistow?

Just call 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the report shows where to look more closely.

Is thermal imaging useful on pitched roofs?

It can be useful, though pitched roofs are normally harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.
