New roof snagging in Plaistow: what you get

Homeowners book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can be seen safely including from the loft and the roof where it is safe. A photo report follows, ready to share with your roofer or builder. We survey new-build homes, ridges and verges and loft conversions and dormers, and common reasons people get in touch are tiles or slates sitting out of line and untidy or loose verge details.

In a village or hamlet like Plaistow, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check ceilings and the loft after heavy rain
  • Arrange the inspection before settling the final bill
  • Agree snagging with your roofer at the start
  • Raise snags in writing with your roofer

The report lists each snag with photos and written recommendations. Pass it on to your roofer or builder.

Keep paperwork for the new roof together. The report belongs with them.

Plaistow questions

Is Plaistow within the area you cover?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you cover Plaistow?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How do I book a survey in Plaistow?

The quickest way is to phone 07833 053749 or use the contact form. Give us the address and a few details about the roof. We survey on weekdays and at weekends.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

Can you settle a dispute with my builder?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What new roof snagging looks like in Plaistow

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

In and around Plaistow, as anywhere, a roof is easiest to deal with when its problems are found early.

What happens if roof problems are left?

A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. Around Plaistow, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What affects the cost of new roof snagging

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Helping us price your survey

Before you get in touch, it is useful to have:

  • What made you get in touch
  • Any deadline, such as an exchange date
  • The style of property, from a terrace to a block
  • Anything about access we should know

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.

Signs you need new roof snagging in Plaistow

Roofers do not always clear every gutter and lower roof. Offcuts and broken pieces often end up in the gutters or damage lower roofs.

Common reasons to book include:

  • Untidy or loose verge details
  • Debris left in gutters or valleys
  • Flashings not properly dressed or fixed
  • Missing or blocked roof ventilation

For an older house near a landmark such as Holy Trinity Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions to ask before you book

  • How soon the report will arrive
  • Whether VAT is added on top
  • What follow-up you get after the report
  • How long they’ve been surveying roofs

What a good roof survey covers

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email.

The survey, step by step

The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes between one and two hours at a typical home, and about three to four hours for a commercial roof. Somewhere like Plaistow needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a photo-illustrated written report.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch
  • Check we can get to the back of the property
