Flat roof surveys for Mackerel's Common homes and businesses

Flat roof surveys for homes and businesses in Mackerel's Common

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. We survey felt flat roofs, single-ply membranes and upstands and outlets, and common reasons people get in touch are splits, cracks and crazing and blisters and bubbles in the covering.

In a small place like Mackerel's Common, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Surveys for landlords and agents in Mackerel's Common

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the flat roof, with photos, useful for planning maintenance.

Questions from Mackerel's Common

Is my home in Mackerel's Common listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Mackerel's Common within the area you cover?

Yes, Mackerel's Common is on our map. A small place gets exactly the same survey as a big one.

Do you look for flat roof leaks?

The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Are you structural engineers?

No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Why act early in Mackerel's Common

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. In a place like Mackerel's Common, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Signs you need a flat roof survey in Mackerel's Common

Buyers frequently book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

People normally book a survey when they’ve noticed something like this:

  • Damaged trims at the roof edge
  • Pools of water lying on the roof
  • Raised blisters across the surface
  • Splits and cracks in the covering

The streets around a church like The Parish Church of St John the Baptist are frequently among the oldest in a place, and if you own one of the older houses nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • Whether the inside of the roof is included
  • What’s outside the scope of the survey
  • Whether VAT is in the quoted price

What affects the cost of flat roof surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.

Helping us price your survey

You do not need to know any roofing terms. It is enough to tell us:

  • Pictures from the garden or a window, if you have them
  • Anything about access we should know
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Mackerel's Common can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Tell us where we can park nearby
  • For flats, make sure roof access has been agreed

Advice

What we look for on each type of roof

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
