Local flat roofs in Loxwood
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
For an older house near a landmark like St John the Baptist, the joins between later flat roofs and the old walls are where problems usually start. For site and facilities teams at buildings such as Loxwood Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

About our flat roof survey in Loxwood
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are signs of deflection in the roof deck and outlets that hold water back, on upstands and outlets, felt flat roofs and mastic asphalt.
Some older homes in villages like Loxwood are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

Before and after the survey
These tips come from what we see on roofs every week:
- Plan a survey before the covering reaches the end of its usual life
- Note where water lies after a downpour
- Note the date and type of any roof work
- Note any new marks on ceilings beneath the roof
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys normally lasts longer.
Rented homes, blocks and businesses
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
Roof by roof
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We check how the covering is finished around each rooflight and upstand.
Felt and built-up roofs
The edges and upstands of a felt roof are usually where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Loxwood questions
Do you carry out roof surveys in Loxwood?
We do. Every survey there gets the same written report with photographs.
Is my home in Loxwood listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
What does ponding on a flat roof mean?
Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
How much is a survey?
Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
What types of flat roof do you survey?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks usually begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Will you check the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Structural calculations, which need a structural engineer
- The condition of the deck or insulation hidden under the covering
- Whether old sheeting or boards contain asbestos
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

- GRP fibreglass

- Mastic asphalt
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Loxwood needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Unlock side gates and any roof access doors
- Jot down any questions you want answered
- Find any records of previous roof work
