Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Check the roof from ground level after storms
  • Make sure we can open the loft hatch
  • Gather any paperwork for past roof work
  • Leave roof access to professionals

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.

Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.

Roof surveys for homes and businesses in Ifold

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’ve noticed standing water on a flat roof and ridge tiles that have lifted or moved, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Ifold are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

Once we have finished looking, we write up our findings in a report with photos. As for time on site, most surveys take an hour or two at a typical home; commercial roofs usually need 3–4 hours. In a hamlet or village like Ifold, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

How we price roof surveys

Prices vary from roof to roof, and it comes down to:

  • Height and safe access
  • The use of thermal imaging or a drone
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • The address and postcode of the property
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know

Most bookings start with a short call: ring 07833 053749 or drop us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.

Roofs, chimneys and gutters in Ifold

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark like St John the Baptist, its chimney, valleys and lead work are likely to be the parts that need attention first.

Why it’s worth a survey now in Ifold

A small roof defect typically gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. In a place like Ifold, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Different roofs, different checks

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.

Do you need a roof survey in Ifold?

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

Here are some of the things we see often:

  • Flashings that have come away from the wall
  • Slipped, cracked or missing slates and tiles
  • Ridge tiles that have lifted or moved
  • Condensation or damp timbers in the loft

For site and facilities teams at buildings such as Loxwood Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • Which limits apply to the survey
  • When you will get the report
  • What the report includes, and whether it has photographs
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What to expect from a roof survey

Ifold: your questions answered

Is Ifold in the area you cover?

Yes. Our area covers London and the South East, and Ifold is part of that. You can phone 07833 053749 or drop us an email with the address and some details.

How do I find out if my home in Ifold is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you look at a roof that is joined to next door?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
