What a landlord roof survey looks like in Ifold
Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
Take a building like Loxwood Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Landlord roof survey in Ifold
Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we are allowed to reach. Typical surveys look at parapets and upstands in poor repair and mortar falling from ridges and verges, on blocks of flats, converted houses and shared roofs.
Somewhere as small as Ifold, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Honest limits
It is a careful look at the let or shared roof, not the whole story. Its limits include:
- A full building survey of every part of the property
- Parts of the roof we cannot safely see or access
- Asbestos testing of roof sheets or soffits
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.
What this survey covers
- Flat roofs on blocks
- Shared roofs
- Rented houses
- Blocks of flats
- Converted houses
- Gutters and downpipes
Tips from our surveys
You don’t need to be a roofer to help. Here’s what helps most:
- Ask your managing agent about lease terms
- Keep roof surveys on a rolling plan
- Keep roof outlets and gutters clear
- Act on high-priority defects quickly
If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.
Keep gutters and outlets clear, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
Surveys for landlords and agents in Ifold
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.
An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.
Leave it or get it looked at?
Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
Why book with us

Your questions about landlord roof surveys in Ifold
Is my home in Ifold listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Ifold?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
What does a block roof survey cost?
Landlord roof survey starts from £150, including VAT. The building’s size, roofs and access all affect the price. For a price, ring 07833 053749 or email us.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance.
Does this replace a RICS building survey?
No. We survey the roof and its parts, not the whole property. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.
Can you inspect my roof with a drone?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
What we do, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two for a house, and longer for a block or a building with several roofs. Somewhere like Ifold needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
How to prepare
- Jot down any questions you want answered
- For a flat or shared roof, check access with whoever owns or manages the building
- Leave a clear route to the loft
Arrange a survey
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.
Advice
Do you need a landlord roof survey in Ifold?
Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.
Most people get in touch after spotting something like this:
- Mortar falling from ridges and verges
- Chimney stacks in poor repair
- Flashings that have come away
- Blocked gutters over flats
The streets around a church like St John the Baptist are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before booking any roof surveyor
- What the survey won’t cover
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the roof space is looked at, where there is one
- When you will get the report
