What affects the cost of landlord roof surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Chimneys, valleys, parapets and other details
- Height and safe access
- Commercial roofs and larger buildings
- The package you choose: Basic, Standard or Premium
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
When you call or email, these details help:
- Why you want a survey: buying, a leak, a storm or new work
- The property’s address and postcode
- What kind of property and roof it is
- Anything about access we should know
Unsure which package suits your roof? It’s easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
Landlord roof survey in Alfold Bars: what you get
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can deal with it first and budget for the rest. We survey gutters and downpipes, converted houses and rented houses, and the problems we’re asked to look at most are damp or stains in top-floor flats and flashings that have come away.
Some older homes in villages like Alfold Bars are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Common questions in Alfold Bars
Do you carry out roof surveys in Alfold Bars?
Yes, Alfold Bars is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you cover smaller places like Alfold Bars?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How long will you be on site?
For a single house, expect about 1–2 hours on site, with blocks and complex roofs taking longer.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will you need to get into tenants’ homes?
Sometimes, yes. Where the loft or roof can only be reached through a home, we will need to go in, so residents need notice.
What’s the best way to book?
It is easiest to ring 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will take it from there. Surveys run on weekdays and at weekends.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
The survey, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like Alfold Bars, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by agreeing the scope, roof by roof.
- Access to flats and the loft space is arranged with you beforehand.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
How to prepare
- Check pets are kept safely away
- If you’re buying, check with the agent that we can get in
- Make sure the loft hatch can be reached
Booking a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.
Advice
What we are asked to look at in Alfold Bars
Shared roofs can fall between owners. Everyone may think someone else is responsible, so maintenance gets put off. An independent report helps everyone see the facts.
Common reasons to book include:
- Loose ridge or hip tiles
- Slipped or missing slates and tiles
- Parapets and upstands in poor repair
- Ceiling stains reported by tenants
If you live near a park such as Fir Tree Copse, or anywhere with mature trees, autumn leaves can block gutters and valleys.
What to check before booking
- Whether the loft space is looked at, where there is one
- Whether VAT is added on top
- Are they insured for the work?
- Which parts of the roof they’ll actually see
Surveys for landlords and agents in Alfold Bars
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we will plan the visit with that in mind.
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the let or shared roof, with photographs, which helps you plan work between tenancies.
What we look for on each type of roof
Flat roofs on blocks and rear additions
Felt flat roofs frequently last around 15–20 years, so knowing roughly how old the roof is helps.
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to and note what couldn’t be seen.
What this survey cannot tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Legal advice on leases or service charges
- Structural calculations or an engineer’s report
- Areas behind locked flats or blocked hatches
If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

Local roofs in Alfold Bars
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
If you look after a building like Loxwood Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
