Prices for roof surveys in Alfold

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages
  • Height and safe access
  • Roof area

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Helping us price your survey

Before you get in touch, it is useful to have:

  • The kind of building and roof involved
  • The property’s address and postcode
  • Anything about access we should know
  • Your timetable, such as an exchange date

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

How a roof survey works in Alfold

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We survey natural slate, lead flashings and ridges, hips and valleys, and the problems we are asked to look at most are gutters that overflow in heavy rain and slates or tiles that have slipped or broken.

Somewhere as small as Alfold, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

We keep jargon out of it: if work is needed, the report says so clearly.

What we look for on each type of roof

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Alfold: your questions answered

Do you carry out roof surveys in Alfold?

We do. Every survey there gets the same written report with photos.

How do I find out if my home in Alfold is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How do I book a survey in Alfold?

To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

What a roof survey looks like in Alfold

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Trees in and around Fir Tree Copse shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Do you need a roof survey in Alfold?

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

We’re often asked to look at:

  • Ridge tiles that have lifted or moved
  • Worn lead at chimneys and abutments
  • Water stains on rafters and ceiling joists
  • Debris building up in roof valleys

Take an older house close to Church of St Nicholas: old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • What’s outside the scope of the survey

What’s in a roof survey

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Mention any damp patches when you book
  • Include dormers, porches and garages as you book
  • Move stored items away from the loft hatch
  • Watch for slipped slates after bad weather

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

What we do, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes an hour or two for most homes, depending on how many separate roofs there are. Rural addresses near Alfold can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Make sure we can get to the back of the property
  • Check the loft hatch can be reached
  • Make a note of anything you’d like us to look at

Arrange a survey

Getting a price is simple: just call 07833 053749 or drop us an email and give us some details about the property and we’ll suggest the right survey. We confirm the price before anything is booked.

Advice

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
