Prices for flat roof surveys in Henfield
A few things affect what a survey costs:
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
- Building height and the viewpoints available
- Roof area
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
Booking your survey
You do not need to know any roofing terms. It is enough to let us know:
- Anything about access we should know
- What made you get in touch
- Your timetable, such as an exchange date
- The type of building and roof, like pitched or flat
Booking is simple: just ring 07833 053749 or email us and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
How a flat roof survey works in Henfield
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We’re often asked to look into dips that suggest the deck is deflecting and gaps at upstands and abutments, across upstands and outlets, felt flat roofs and GRP fibreglass.
Flat roofs in smaller places like Henfield can be more exposed, particularly where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

DIY checks: what’s safe
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
Useful tips for Henfield property owners
Most of what helps is simple and safe from the ground. Our suggestions:
- Keep records of when the roof was laid and what work has been done
- Plan a survey before the covering reaches the end of its usual life
- Check ceilings under the roof for damp patches
- Look for standing water a day after rain
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
What a flat roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- A fixed date for when the roof will need replacing
- Whether old sheeting or boards contain asbestos
- Whether the deck or joists are strong enough
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before booking. What a survey covers and doesn’t.

What a flat roof survey looks like in Henfield
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For site and facilities teams at buildings like St Peter's CofE Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If your home is one of the older ones in the streets near St Peter's Church, the joins between later flat roofs and the old walls are where problems typically start.

Why act early in Henfield
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. In a smaller place like Henfield, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.

How it works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours at a typical home, though large, tall or awkward roofs take more time. Parking around Henfield is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.

Advice
FAQs for Henfield
Is my home in Henfield listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you cover Henfield?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Will the survey show why my flat roof is leaking?
Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we’ll say so and suggest what would help.
Will you check the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
What happens next?
You will get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Can you test old roof sheets for asbestos?
Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
