If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. Around Small Dole, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for the job before booking.

How a flat roof survey works in Small Dole

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. We survey upstands and outlets, single-ply membranes and GRP fibreglass, and the problems we are asked to look at most are outlets that hold water back and damaged trims at the roof edge.

Older buildings in small places like Small Dole may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What happens on the day

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Small Dole, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • Show us where any leaks or stains appear
  • Leave side gates unlocked
  • If it is not your property yet, arrange access through the agent

Advice

Questions from Small Dole

Do you cover smaller places like Small Dole?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I find out if my home in Small Dole is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will this cover the whole house?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

What happens next?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What affects the price in Small Dole

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The size of the roof
  • Whether it’s a home or a commercial building
  • How many separate roofs there are, like extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What to let us know when you contact us

These details help when you get in touch:

  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • Photos of the roof, taken safely from the ground or a window
  • Where water is showing inside, if it is

Getting a price is simple: just call 07833 053749 or use the contact form and give us a few details about the property and we will suggest the right survey. The price is agreed up front.

How the survey changes by roof type

EPDM rubber

EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. Those details are where we focus.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

Flat roof surveys around Small Dole

The coast is about 5 miles or less from Small Dole, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Historic houses such as Portslade Manor, about 4.8 miles south-east, show how far back building in the area around Small Dole goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
