New roof snagging for Small Dole homes and businesses

New roof snagging for homes and businesses in Small Dole

Householders book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it is safe. A photo report follows, ready to share with your roofer or builder. We survey new flat roofs, replacement roofs and new-build homes, and the problems we are asked to look at most are flashings not properly dressed or fixed and broken coverings left on a new roof.

For a small place like Small Dole, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Small Dole can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photographs.

Before we arrive

Advice

What affects the price in Small Dole

We confirm the price for your survey before booking. This is what makes a difference:

  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can safely be seen
  • Which survey package you book

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Getting in touch

A little information up front helps. It helps to include:

  • Any deadline, such as an exchange date
  • Where the property is, with the postcode
  • How the loft is reached, if there is one
  • The kind of building and roof involved

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

Small Dole questions

Do you cover smaller places like Small Dole?

Yes, Small Dole is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is the coastal weather around Small Dole hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

What does a new roof inspection cost?

Our price is from £150, including VAT. The price depends on the size of the roof and the access. For a price, call 07833 053749 or drop us an email.

Will you deal with my roofer if there is a problem?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings can’t be checked. The report says what could and couldn’t be seen.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you need new roof snagging in Small Dole?

Snags happen on many building jobs. Fiddly details are often where things go wrong particularly in poor weather.

A survey can pick up problems such as:

  • Ridge and hip tiles not properly fixed
  • Verge tiles or slates not secured
  • Gaps at new flashings
  • Debris left in gutters or valleys

For landlords with property near Shoreham-By-Sea station, a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • How soon the report will arrive
  • Is there a chance to talk the report through?
  • Whether VAT is added on top
  • Whether the inside of the roof is included

What’s in a roof survey

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Local roofs and buyers in Small Dole

Small Dole lies within about 5 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a careful look whether you are buying or signing off new work. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Keep the contract and invoices together
  • Let your roofer know an inspection is planned
  • Diary the defects period end date
  • Check the roof before you pay in full

Once the snags have been dealt with, keep the report with your roof paperwork. It records the roof’s condition at that point.

Do not settle the final bill until the roof has been inspected, where your contract allows. It keeps the job open until it is right.
