Roof surveys for Small Dole homes and businesses

What you can safely check yourself

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

Roof survey in Small Dole

Our roof surveys cover Small Dole and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you are ready to book, call 07833 053749 or email us. If you’ve noticed worn or blocked valleys and torn or sagging underlay, a survey will tell you what’s going on, on lead flashings, ridges, hips and valleys and the roof space alike.

In a village or hamlet like Small Dole, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: if work is needed, the report says so clearly.

The survey, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Rural addresses near Small Dole can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Leave a clear route to the loft
  • Check we can get to the back of the property
  • Tell us about parking before the day

Advice

Leave it or get it looked at?

Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner. Outbuildings and barns around Small Dole are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Do you need a roof survey in Small Dole?

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Here are some of the things we see frequently:

  • Gaps in the roof where coverings have gone
  • Ponding, splits or blisters on flat roofs
  • Flashings that have come away from the wall
  • Leaking gutter joints and downpipes

Portslade Manor, about 4.8 miles south-east, is one of the historic houses in the wider area around Small Dole. On a period home nearby, the survey separates sound original work from tired later repairs.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • What the report includes, and whether it has photos
  • Whether VAT is added on top
  • Their track record with similar roofs

Practical tips

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Mention any flat roofs as well as the main roof
  • Have details of recent roof work to hand
  • Do not climb onto the roof yourself
  • Let us know about past leaks

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Small Dole questions

Does being near the coast affect roofs in Small Dole?

It can do. Within about 5 miles of the sea, as Small Dole is, metal fixings wear faster and gales find any loose ridge or slate.

Will you come out to Small Dole?

Yes. Small Dole is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

How do I book a survey in Small Dole?

Simply phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Roofs, chimneys and gutters in Small Dole

The coast is about 5 miles or less from Small Dole, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Trees in and around Tottington Wood shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you let a flat or house near Shoreham-By-Sea station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Small Dole is about 5 miles north of Shoreham-by-Sea, in West Sussex. Roofs in Small Dole get the same thorough look as anywhere else in West Sussex. Small Dole is one of the towns and villages in West Sussex we cover. There’s also a page for Brighton.
