Blackstone homes and their roofs
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to Hassocks station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you own one of the older houses in the streets near The Parish Church of St Bartholomew, old fixings, lead flashings and tall chimneys are typical of older roofs.

Roof survey in Blackstone: what you get
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. If you’re worried about worn or blocked valleys and gaps in the roof where coverings have gone, we can find out what’s behind it.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two on an ordinary house, or half a day or so for a commercial building. Around Blackstone, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.

Advice
Blackstone questions
Is my home in Blackstone listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Hassocks station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we will talk through which survey suits.
How long does a roof survey take?
The visit usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How much does a roof survey cost in Blackstone?
Roof survey starts from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or send us an email.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Do you go up on the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.

What this survey cannot tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Whether the roof structure meets design loads
- Walls, floors and services below the roof
- How the roof will behave in every kind of weather

What we look for on each type of roof
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.
Why it is worth a survey now in Blackstone
If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
Why us?

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Clear the loft hatch area before we arrive
- Check the roof from ground level after storms
- Hold on to the report for future surveys
- Find records of any re-roofing or repairs
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
