New roof snagging for homes and businesses in Blackstone
People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can safely be seen, from ground level, vantage points, the roof space and the roof where safe. You then get a written report with photos to share with your roofer. If you’re worried about tiles or slates sitting out of line and debris left in gutters or valleys, we can find out what’s behind it, whatever the roof.
Older buildings in small places like Blackstone may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

New roof snagging in Blackstone: local notes
Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If you live in an older home near The Parish Church of St Bartholomew, the roof may have had decades of patch repairs, and the survey shows where they are.

Do you need new roof snagging in Blackstone?
Even good roofers can leave snags at the end of a job. Details at ridges, verges and flashings are easy to rush particularly in poor weather.
Things that frequently lead to a survey include:
- Underlay at the eaves left exposed
- Verge tiles or slates not secured
- Ridge and hip tiles not properly fixed
- Cracked lower roofs or marked walls after the work
For landlords with property near Hassocks station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Questions to ask before you book
- Are they insured for the work?
- What exactly goes into their report
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How long they’ve been surveying roofs
What we do, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Blackstone can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We agree what to focus on, such as a payment date or a warranty period ending.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Have any paperwork from past roof work to hand
- Let us know about parking before the day

Checking the roof from the ground
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Blackstone: your questions answered
Will you come out to Blackstone?
Yes, Blackstone is on our map. Villages and rural addresses get the same survey as a town house.
Is Blackstone in the area you cover?
Yes, Blackstone is one of the places we work. Every survey there gets the same written report with photos.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
How much time does a snagging visit need?
A visit normally takes roughly 1–2 hours at most homes, and longer for a large or complex roof. We will give you an idea when you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you survey on Saturdays and Sundays?
We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or email us.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Legal advice on your contract
- Details hidden from sight
- Whether the roof will leak in future
If in doubt, ring 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.
Roof types and parts we check
- New-build homes
- Loft conversions and dormers
- New flat roofs
- Ridges and verges
- Replacement roofs
- Flashings and valleys
Leave it or get it looked at?
A defects or warranty period doesn’t last for ever. Checking the roof before it ends gives you time to raise anything we find. For older village homes like those around Blackstone, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Useful tips for Blackstone property owners
Most of what helps is simple and safe from the ground. Our suggestions:
- Note the end of any warranty or defects period
- Look for marks or cracks left by the work
- Watch for gutters overflowing in rain
- Raise snags in writing with your roofer
You receive a report with photographs of each snag and written recommendations. Pass it on to your roofer or builder.
Note the end date of any defects or warranty period. Book a check well before it so there’s time to raise anything.
