What affects the cost of flat roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Extra roofs, like extensions, dormers or garages
- The shape of the roof and its details
- The type of building, from a house to a block or an office
- Building height and the viewpoints available
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
Getting the details right at the start saves time. It helps to include:
- Your postcode, so we can check access and travel
- Pictures of the roof from a safe spot, if you have them
- The type of building and roof, such as pitched or flat
- Your timetable, such as an exchange date

About our flat roof survey in South Mundham
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We are frequently asked to look into outlets choked with leaves and silt and gaps at upstands and abutments, on felt flat roofs, mastic asphalt and GRP fibreglass.
Flat roofs on exposed homes in small places like South Mundham take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Practical tips
There is plenty you can do without going near the roof. What helps most:
- Check ceilings under the roof for damp patches
- Keep people off the roof unless they need to be there
- Keep outlets clear of leaves and moss
- Keep clear of rooflights and fragile roof sheets
Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Why it is worth a survey now in South Mundham
Ponding seldom gets better on its own. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. Outbuildings and barns around South Mundham are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Different roofs, different checks
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Parts of the roof that aren’t safe to walk on or view
- Whether the deck or joists are strong enough
- A promise that the roof won’t leak in future
If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before you book. The full list of what we check.

What a flat roof survey looks like in South Mundham
South Mundham lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Landlords with a home close to Chichester station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. The streets around a church like The Parish Church of St Stephen are often among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like North Mundham Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Your questions about flat roof surveys in South Mundham
Will you come out to South Mundham?
Yes, South Mundham is on our map. A small place gets exactly the same survey as a big one.
Does being near the coast affect roofs in South Mundham?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and South Mundham is within about 2 miles of the coast.
Do you give a life expectancy for the roof?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Is ponding on a flat roof a problem?
Standing water a day or two after rain normally needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
What does a roof survey cost?
Prices start from £150, including VAT. You’ll know the price for your survey before booking. For a price, call 07833 053749 or drop us an email.
Can you test old roof sheets for asbestos?
Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
The survey, step by step
After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, most surveys take about 1–2 hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around South Mundham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Show us where any leaks or stains appear
- If the roof is shared, arrange access with whoever manages the building
- Keep pets inside or away from the areas we are looking at
