How the survey changes by roof type

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.

Flat roof survey in Lindfield

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey single-ply membranes, upstands and outlets and GRP fibreglass, and the problems we’re asked to look at most are a sagging deck under the covering and outlets that hold water back.

In smaller places like Lindfield, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Why it is worth a survey now in Lindfield

Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Arranging work in a smaller place like Lindfield is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

What we are asked to look at in Lindfield

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering frequently start leaks too.

Things that frequently lead to a survey include:

  • Upstands pulling away from walls
  • Blistering in felt or asphalt
  • Failed seals around rooflight kerbs
  • Outlets that hold water back

If you look after a building such as Lindfield Primary Academy, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their track record with similar roofs
  • Their insurance cover
  • Will they check the loft as well as the outside?

What to expect from a roof survey

Prices for flat roof surveys in Lindfield

We confirm the price for your survey before booking. These are the things that affect it:

  • Chimneys, valleys, parapets and other details
  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.

Booking your survey

If you can, have these to hand when you contact us:

  • The property’s address and postcode
  • Your timetable, like an exchange date
  • Anything about access we should know
  • The style of property, from a terrace to a block

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, it usually takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. For a survey in Lindfield, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

  • Dig out any old roof reports or invoices
  • Have any questions written down, so nothing gets missed
  • Make sure pets are kept safely away

FAQs for Lindfield

Do you cover Lindfield?

We do. The survey and report are the same in Lindfield as anywhere else.

Will you come out to Lindfield?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

What a flat roof survey looks like in Lindfield

The wider area around Lindfield has a long history of building, with Ockenden Manor about 2.7 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you live in an older home near All Saints Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Haywards Heath station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Lindfield is about 1 mile north-east of Haywards Heath, in West Sussex. We cover Lindfield and the rest of West Sussex, as part of our work across London and the South East. Our area takes in places right across West Sussex. There is also a page for Crawley.
