Landlord roof surveys in Lindfield

Landlord roof surveys for homes and businesses in Lindfield

A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. Typical surveys look at slipped or missing slates and tiles and cracked or leaning shared chimneys, across gutters and downpipes, shared roofs and converted houses.

In a smaller place like Lindfield, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Lindfield: your questions answered

I let a flat near Haywards Heath station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need.

Do you cover smaller places like Lindfield?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs are not included but it gives contractors a clear brief.

Landlord roof surveys around Lindfield

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Ockenden Manor, about 2.7 miles west, show how far back building in the area around Lindfield goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If yours is one of the older homes in the streets near All Saints Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Haywards Heath station, the gap between tenancies is a good time to have the roof looked at.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Survey the roof on a regular cycle
  • Give residents notice before a survey
  • Get legal advice on lease responsibilities
  • Keep roof outlets and gutters clear

How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

Do you need a landlord roof survey in Lindfield?

People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time particularly where the roof can’t be seen from the street.

It is worth booking a survey if you’ve seen:

  • Standing water on a flat roof
  • Leaking joints at party walls
  • Cracked or leaning shared chimneys
  • Worn ridges, hips and verges

For site and facilities teams at buildings such as Lindfield Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other.

Before you book any roof surveyor

  • Whether any drone flown is registered with the CAA
  • Which parts of the roof they’ll actually see
  • What insurance they carry
  • Is there a chance to talk the report through?

What a good roof survey covers

For landlords and managing agents

Letting agents and landlords in Lindfield book surveys as well as householders. The report gives you a dated record of the let or shared roof, with photos.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Leave it or get it looked at?

Finding a roof defect early usually means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. Arranging work in a smaller place like Lindfield is easier with notice than in an emergency. A survey gives you that notice.

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for the job before you book.

What a landlord roof survey does not cover

A survey is a proper look at the let or shared roof, but it cannot do everything. The main limits are:

  • Who pays under the lease (that’s a legal question)
  • Areas behind locked flats or blocked hatches
  • A full building survey of every part of the property

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. What our survey covers.

What this survey covers

  • Gutters and downpipes
  • Converted houses
  • Flat roofs on blocks
  • Shared roofs
  • Blocks of flats
  • Rented houses

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours for a house, and longer for a block or a building with several roofs. Being in a smaller place like Lindfield doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before the survey

  • Make a note of anything you’d like us to look at
  • Tell us about parking before the day
  • Gather any invoices or paperwork from past roof work
