About our chimney survey in Lindfield
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Common reasons to book are a stack that appears to lean and disused chimneys trapping moisture, across lead flashings, flaunching and shared and party-wall stacks.
Trees around homes in smaller places like Lindfield drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
What you get is a clear record of the chimney stack on the day we saw it. It is useful right away, and a good reference for later.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Check your stacks from ground level after strong winds
- Keep the report to compare against at the next survey
- Remove aerials or dishes from the stack if they’re no longer needed
- Find out whether changes to a stack need permission
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
Chimney surveys around Lindfield
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 2.7 miles west lies Ockenden Manor, a reminder of how long the area around Lindfield has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Living close to Eastern Road Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. For landlords with property near Haywards Heath station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Lindfield is about 1 mile north-east of Haywards Heath, in West Sussex. Surveys in Lindfield work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our West Sussex coverage includes Lindfield and the places around it. You can also see our page for Crawley.
Surveys in RH16 are booked the same way as anywhere else. That includes homes and businesses on Alma Road, Lewes Road and Dukes Road and the roads around them. What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It normally takes about one to two hours for most homes, a little longer where there are several stacks. In a smaller place like Lindfield, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can safely be seen.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photos and recommendations, is emailed to you.
Getting ready for the survey
- Leave side gates unlocked
- Mention any parking restrictions on your street
- Keep pets in another room

Advice
Signs you need a chimney survey in Lindfield
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.
Most people get in touch when they’ve noticed one of these:
- Gaps where the stack meets the roof
- Redundant stacks capped without ventilation
- Bricks with flaking faces
- Staining on walls around the chimney
If your home is one of the older ones in the streets near All Saints Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether they hold professional indemnity and public liability insurance
- Whether VAT is added on top
- Which limits apply to the survey
Common questions in Lindfield
Will you come out to Lindfield?
Yes, Lindfield is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Lindfield listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where applicable. If part of a stack can’t be seen, the report says so.
What does the report include?
It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
How do I book a survey in Lindfield?
To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what you need to know. We will confirm the price and find a day that suits.
Do you climb onto every roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
Roof by roof
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.
Lead flashings
Mortar fillets are sometimes used where lead would normally be. They tend to crack, so we look at them closely.

What a chimney survey doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s inside the brickwork or behind render, without opening up
- Whether a stack needs rebuilding on structural grounds
- Flue inspections or sweeping
