How it works

We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for a house, though large, tall or awkward roofs take more time. Being in a smaller place like Lindfield does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Preparing for the visit

  • Leave side gates unlocked
  • If you’re buying, let the agent know when we’re coming
  • Keep pets out of the way during the survey

Advice

How a gutter survey works in Lindfield

We carry out gutter surveys in Lindfield as part of our cover across London and South East England. We inspect everything we can see safely, from the ground, from windows and from the loft space. A visit typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. Typical surveys look at gutters full of debris and silt and gutters overflowing in heavy rain, on outlets and hoppers, parapet and box gutters and fascias and soffits.

Trees around homes in smaller places like Lindfield drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a survey costs

To price your survey, we look at:

  • Roof area
  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

When you call or email, these details help:

  • The type of building and roof, like pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • Dates you’re working to, such as exchange

Gutter survey starts from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Why it is worth a survey now in Lindfield

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. With lower homes, common in places like Lindfield, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the exact price before booking.

Landlords, agents and block managers in Lindfield

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What this survey cannot tell you

Before booking, it’s worth knowing what a survey will not do:

  • Damage hidden inside walls or behind boards
  • The inside of buried drains
  • Parts of gutters that can’t be seen safely

Local roofs in Lindfield

Ockenden Manor, about 2.7 miles west, is one of the historic houses in the wider area around Lindfield. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Living close to Eastern Road Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For landlords with property near Haywards Heath station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near All Saints Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Common questions in Lindfield

Does a conservation area affect roof work in Lindfield?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Haywards Heath station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and tell us about the building, including who will give access on the day.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Does the report include photographs?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Is Lindfield in your area?

Yes. We survey roofs in Lindfield and the rest of West Sussex, as part of our work across London and South East England. For a price, call 07833 053749 or email us.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.
