Gutter survey in Walstead

We survey gutters and rainwater systems in Walstead and right across London and the South East. We inspect everything we can see safely, from ground level, from windows and from the loft space. A visit normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. We are frequently asked to look into dripping or leaking gutter joints and gutters overflowing in heavy rain, across outlets and hoppers, downpipes and eaves gutters.

Some older homes in villages like Walstead are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours at most homes, and longer for a large or complex roof. Cottages and farmhouses around Walstead often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Gather any invoices or paperwork from past roof work

Different roofs, different checks

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.

Walstead questions

Is my home in Walstead listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Walstead?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What do I do with the report?

You will get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

What’s in the survey report?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Prices for gutter surveys in Walstead

Prices vary from roof to roof, and it comes down to:

  • Which survey package you book
  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What to let us know when you get in touch

When you call or email, these details help:

  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them
  • When you need the report by
  • The kind of building and roof involved

When you’re ready to go ahead, call 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.

Common roof problems in Walstead

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

People normally book a survey when they’ve noticed one of these:

  • Leaking or loose downpipes
  • Overflowing eaves gutters
  • Soffits marked by water
  • Water backing up from a hidden gutter

Homes near green spaces such as Eastern Road Nature Reserve can get more leaves in their gutters in autumn.

Choosing a roof surveyor

  • Their report turnaround times
  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is added on top

What to expect from a roof survey

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Local roofs in Walstead

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Ockenden Manor, about 3.2 miles west, show how far back building in the area around Walstead goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Take an older house close to Church of the Good Shepherd: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Northlands Wood Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Useful tips for Walstead property owners

From years of surveys, a few habits stand out:

  • Look out for overflows when it pours
  • Check that downpipes are firmly fixed to the wall
  • Book gutter clearing once a year, more often near trees
  • Keep climbers away from the eaves

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it’s ready.

Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.
