Gutter surveys for homes and businesses in Little London

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. Common reasons to book are gutters overflowing in heavy rain and dripping or leaking gutter joints, across outlets and hoppers, valley gutters and fascias and soffits.

Some older homes in villages like Little London are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What a gutter survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Damage hidden inside walls or behind boards
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What this survey covers

  • Eaves gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Watch the gutters during heavy rain
  • Have gutters cleared at least once a year
  • Get trees that overhang the gutters trimmed
  • Do not leave hidden gutters out of a clear-out

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

Why get it checked now?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Around Little London, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Little London, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street
  • Have keys ready for side gates, garages or roof access doors

Advice

Little London homes and their roofs

The wider area around Little London has a long history of building, with Priest House about 1.8 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near St Peter's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Balcombe station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like St Peter's CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is
  • What made you get in touch

FAQs for Little London

Do you cover smaller places like Little London?

Yes, Little London is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

I let a flat near Balcombe station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
