Middleton-on-Sea: your questions answered

Does being near the coast affect roofs in Middleton-on-Sea?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is Middleton-on-Sea within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Do you give a life expectancy for the roof?

There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What happens after the survey?

You’ll get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Flat roof survey in Middleton-on-Sea: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We’re often asked to look into a sagging deck under the covering and outlets choked with leaves and silt, on upstands and outlets, felt flat roofs and GRP fibreglass.

Around a smaller place like Middleton-on-Sea, flat roofs normally cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Local flat roofs in Middleton-on-Sea

Middleton-on-Sea is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you own one of the older houses in the streets near St Nicholas Church, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Bognor Regis station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Middleton-on-Sea is about 3 miles east of Bognor Regis, in West Sussex. Middleton-on-Sea is one of many places we visit across West Sussex, for homes and businesses alike. Our West Sussex coverage includes Middleton-on-Sea. You can also see our page for Portsmouth.

All of PO22 and BN18 is covered for flat roof surveys, from the main roads to the quietest streets. We offer flat roof surveys to properties on Sea Lane, Elmer Road and Yapton Road. Nearby, we also carry out flat roof surveys in Elmer (1 mile east), Bilsham (1 mile north), Flansham (1 mile north-west), Felpham (2 miles west) and Yapton (2 miles north). We also work in nearby towns such as Worthing (10 miles east), Bognor Regis (3 miles west), Chichester (8 miles north-west), Selsey (8 miles south-west), Littlehampton (4 miles east) and Lancing (13 miles east).

Practical tips

You do not need to be a roofer to help. What helps most:

  • Keep people off the roof unless they need to be there
  • Check ceilings under the roof for damp patches
  • Treat rooflights and old sheeting as fragile
  • Plan a survey before the covering reaches the end of its usual life

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

When you need someone else

It helps to know what a survey won’t do before booking:

  • An exact number of years the roof has left
  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It normally takes about one to two hours on an ordinary house, and longer for a large or complex roof. In a smaller place like Middleton-on-Sea, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Jot down any questions you want answered

Signs you need a flat roof survey in Middleton-on-Sea

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Look out for signs like these:

  • Blocked or damaged outlets
  • Blistering in felt or asphalt
  • Water getting in at rooflights
  • Splits and cracks in the covering

For site and facilities teams at buildings such as Bishop Tufnell CofE Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What to check before booking

  • How soon the report will arrive
  • Whether VAT is in the quoted price
  • Whether any drone flown is registered with the CAA
  • What follow-up you get after the report

What a roof survey includes

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
