Flat roof survey in Brooks Green
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey GRP fibreglass, EPDM rubber and mastic asphalt, and the problems we’re asked to look at most are gaps at upstands and abutments and cracked or split membrane.
In a village or hamlet like Brooks Green, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roof by roof
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.
Rooflights and upstands
We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.
Leave it or get it looked at?
Flat roofs can’t normally be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Older and listed buildings around Brooks Green may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Common roof problems in Brooks Green
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
A survey can pick up problems like:
- Leaks around rooflights
- Gaps at upstands and abutments
- Blocked or damaged outlets
- Blistering in felt or asphalt
For landlords with property near Billingshurst station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Choosing a roof surveyor
- Their insurance cover
- Their report turnaround times
- How much experience they have with roofs like yours
- What follow-up you get after the report
Landlords, agents and block managers in Brooks Green
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

What we can’t see
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- Whether old sheeting or boards contain asbestos
- What’s under the membrane without opening it up
- A structural engineer’s assessment of the deck
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before you book. The full list of what we check.
Roof types and parts we check
- Mastic asphalt
- GRP fibreglass
- Felt flat roofs
- Upstands and outlets
- Single-ply membranes
- EPDM rubber
What we do, step by step
Once we’ve finished looking, we write up our findings as a photo-illustrated written report. As for time on site, most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Brooks Green can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
How to prepare
- If you’re buying, let the agent know when we are coming
- Mention any parking restrictions on your street
- Dig out any old roof reports or invoices
Book a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

What else we do in Brooks Green
Flat roofs in Brooks Green
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Take a building like Barns Green Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
Brooks Green is about 5 miles south-west of Horsham, in West Sussex. Anywhere in Brooks Green, we can carry out flat roof surveys at your property, on a weekday, Saturday or Sunday. Our area takes in places right across West Sussex. Crawley is in our area too.

Brooks Green: your questions answered
Will you come out to Brooks Green?
Yes, Brooks Green is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is my home in Brooks Green listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
How much is a survey?
Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
How long does the survey take?
It normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. The report follows by email.
Do you look in the loft space?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
