About our flat roof survey in Climping
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photos and our recommendations. We survey single-ply membranes, GRP fibreglass and upstands and outlets, and the problems we’re asked to look at most are edge trims that have lifted or split and outlets that hold water back.
Somewhere as small as Climping, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.
The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Flat roof surveys around Climping
Climping lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near Littlehampton station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to The Parish Church of St Mary: the flat roofs on later extensions tend to wear out long before the main roof. Ecclesden Manor lies about 4.7 miles east, so building around Climping goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.
Climping is about 2 miles west of Littlehampton, in West Sussex. Whether the building in Climping is a house, a flat or a commercial unit, we can survey the roof. Our area takes in places right across West Sussex, from the larger towns to small villages. There is also a page for Brighton.
We survey roofs across BN17 for flat roof surveys. We cover properties on Church Lane, Horsemere Green Lane and Crookthorn Lane. If you are just outside Climping, we cover Horsemere Green (1 mile west), Atherington (1 mile south), Ford (1 mile north), Wick (1 mile north-east) and Tortington (2 miles north). We also work in nearby towns such as Worthing (8 miles east), Bognor Regis (5 miles west), Chichester (9 miles west), Selsey (11 miles south-west), Shoreham-by-Sea (13 miles east) and Lancing (11 miles east).

Your questions about flat roof surveys in Climping
Is the coastal weather around Climping hard on roofs?
It can do. Climping is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is Climping within the area you cover?
Yes, Climping is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Will you walk on the flat roof?
Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.
Will the survey show why my flat roof is leaking?
The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.
Do you survey commercial flat roofs?
Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.
Can you tell me how long my flat roof will last?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
What a flat roof survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of the deck or insulation hidden under the covering
- Structural calculations, which need a structural engineer
- A fixed date for when the roof will need replacing
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

Why act early in Climping
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Older cottages and farmhouses around Climping can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

What happens on the day
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours at a typical home, and about three to four hours for a commercial roof. Around Climping, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Leave side gates unlocked
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear

Before and after the survey
You don’t need to be a roofer to help. Here’s what helps most:
- Book a survey every few years
- Limit foot traffic on the covering
- Check that new brackets or units haven’t damaged the covering
- Check ceilings under the roof for damp patches
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
