Flat roof surveys for Horsemere Green homes and businesses

Roof by roof

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

About our flat roof survey in Horsemere Green

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP frequently last longer. We set out the type of covering, its condition and the defects we found, with photos of each. You then have something specific to put to the seller or agent. We survey upstands and outlets, mastic asphalt and felt flat roofs, and the problems we’re asked to look at most are upstands pulling away from walls and loose or cracked edge trims.

Older buildings in small places like Horsemere Green may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

You don’t need to know any roofing terms. Just tell us:

  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is
  • Anything about access we should know
  • Any marks or damp showing indoors

We confirm the price for the job before you book, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or email us.

What happens on the day

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Horsemere Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

FAQs for Horsemere Green

Do roofs near the sea, like those around Horsemere Green, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is Horsemere Green within the area you cover?

Yes, Horsemere Green is on our map. Villages and rural addresses get the same survey as a town house.

Will this cover the whole house?

No. It’s a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Do you look in the loft space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Will the survey show why my flat roof is leaking?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take an hour or two for a house, with bigger or more complicated roofs taking longer. The written report follows by email.

Flat and commercial roofs around Horsemere Green

Horsemere Green lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings such as St Mary's CofE Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Ford station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near The Parish Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Surveys for landlords and agents in Horsemere Green

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

We survey roofs for landlords and letting agents as well as householders. A report with photographs gives you a clear record of the flat roof, which helps you plan work between tenancies.

Honest limits

It’s useful to know what a survey will not do before booking:

  • Testing older roof sheets for asbestos
  • Whether the deck or joists are strong enough
  • Parts of the roof that aren’t safe to walk on or view
