Signs you need a flat roof survey in Wick

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Most people get in touch after spotting something like this:

  • Water getting in at rooflights
  • Pools of water lying on the roof
  • Failed upstands where the roof meets a wall
  • Splits, cracks and crazing

If you run a hotel or guest house in or near Wick, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition.

What to check before booking

  • How soon the report will arrive
  • What the report includes, and whether it has photographs
  • Is there a chance to talk the report through?
  • What the survey won’t cover

What to expect from a roof survey

Flat roof survey in Wick: what you get

Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey GRP fibreglass, felt flat roofs and single-ply membranes, and people most often book us about blistering in felt or asphalt and edge trims that have lifted or split.

Around a smaller place like Wick, flat roofs typically cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a smaller place like Wick, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Leave a clear route to the loft

Advice

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Watch the ceilings below the flat roof for stains
  • Have the roof looked at again after a severe storm
  • Check that new brackets or units haven’t damaged the covering
  • Look for standing water a day after rain

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Flat and commercial roofs around Wick

Wick is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Historic houses such as Ecclesden Manor, about 3.5 miles east, show how far back building in the area around Wick goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as Lyminster Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark such as All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Your questions about flat roof surveys in Wick

Can you look at the flat roof of a hotel or office near Wick?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Is Wick within the area you cover?

Yes. Wick is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What’s in the survey report?

It works through the roof part by part, in writing and with photos. Points are put by urgency where it matters.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

How do I book a survey in Wick?

It’s easiest to phone 07833 053749 or email us. Tell us the address and a little about the roof. Surveys run on any day of the week.

Roof by roof

EPDM rubber

An EPDM rubber roof is typically one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.

What we can’t see

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Fragile surfaces, which we do not walk on
  • The condition of the deck or insulation hidden under the covering
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.
