Flat roof surveys in Westbourne

How a flat roof survey works in Westbourne

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP frequently last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. We are often asked to look into a sagging deck under the covering and outlets choked with leaves and silt, across single-ply membranes, felt flat roofs and GRP fibreglass.

In a village or hamlet like Westbourne, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when you book.

The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Hidden layers beneath the covering
  • Testing older roof sheets for asbestos
  • A structural engineer’s assessment of the deck

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.

What this survey covers

  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets

The survey, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Westbourne, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Let us know where we can park nearby
  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked

Booking a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

Advice

FAQs for Westbourne

Is the coastal weather around Westbourne hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and Westbourne is within about 2 miles of the coast.

Do you cover smaller places like Westbourne?

Yes. Westbourne is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

How do I book a survey in Westbourne?

Simply phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Note the date and type of any roof work
  • Note any new marks on ceilings beneath the roof
  • Keep clear of rooflights and fragile roof sheets
  • Book a survey every few years

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

For landlords and managing agents

We survey roofs for landlords and letting agents as well as householders. A written report with photographs gives you a clear record of the flat roof.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Flat and commercial roofs around Westbourne

Westbourne lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For an older house near a landmark such as St John the Baptist's Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Anyone responsible for a site like Westbourne Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Emsworth station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Westbourne is about 3 miles east of Havant, in West Sussex. If you’re in Westbourne, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across West Sussex, large and small. Portsmouth is in our area too.

Flat roof surveys in PO10 are booked the same way as anywhere else. Whether your property is on The Square, Church Road and Crockford Road or a nearby road, we can help. We also cover the places around Westbourne: Lumley (1 mile south), Woodmancote (1 mile east), Emsworth (1 mile south-west), Southbourne (1 mile south-east) and Denvilles (2 miles west). We also work in nearby towns like Bognor Regis (12 miles south-east), Chichester (7 miles east), Selsey (11 miles south-east), Portfield (7 miles east), Yapton (14 miles east) and East Wittering (7 miles south).

How we price flat roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • Whether it is a home or a commercial building
  • Basic, Standard or Premium

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
