How a flat roof survey works in Streat
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you are worried about blistering in felt or asphalt and loose or cracked edge trims, we can find out what’s behind it, on mastic asphalt, upstands and outlets and EPDM rubber alike.
Older buildings in small places like Streat may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Streat questions
Is Streat within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is Streat in the area you cover?
We do. Every survey there gets the same written report with photographs.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Which days do you carry out surveys?
We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or email us.
What does ponding on a flat roof mean?
Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.
Do you look for flat roof leaks?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
What’s the best way to book?
To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Whether old sheeting or boards contain asbestos
- A fixed date for when the roof will need replacing
- Hidden layers beneath the covering
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.
What this survey covers
- GRP fibreglass
- Single-ply membranes
- EPDM rubber
- Upstands and outlets
- Mastic asphalt
- Felt flat roofs
Leave it or get it looked at?
Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Where a roof is exposed, as many are in small places like Streat, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Every price we give includes VAT. Flat roof survey starts from £150, including VAT. You’ll know the exact price before booking.

What a flat roof survey looks like in Streat
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you look after a building like Plumpton Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Plumpton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. The streets around a church such as Streat Church are often among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems normally start.

What we do, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Streat, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Show us where any leaks or stains appear
- Let us know about parking before the day
- Unlock side gates and any roof access doors

Advice
What we look for on each type of roof
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Look for standing water a day after rain
- Clear roof outlets and gutters each autumn
- Treat rooflights and old sheeting as fragile
- Make sure new fixings through the roof are properly sealed
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
