Chimney survey in Streat

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it is safe. With our Premium Survey, a drone inspection is included where applicable. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you’re worried about loose, cracked or missing pots and redundant stacks capped without ventilation, a survey will tell you what’s going on.

In a village or hamlet like Streat, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

Where we cannot see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

Do you need a chimney survey in Streat?

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

Here are some of the things we see often:

  • A stack that appears to lean
  • Cracked or missing flaunching
  • Mortar washing out of the joints
  • Spalled or crumbling bricks

For landlords with property near Plumpton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Whether VAT is in the quoted price
  • What experience they bring
  • Their report turnaround times
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

Why act early in Streat

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Older cottages and farmhouses around Streat can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

Landlord and commercial surveys in Streat

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on any day of the week, which helps when tenants work during the week.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep track of stains on chimney breasts
  • Ask for ventilated caps on redundant stacks
  • Have brackets on the chimney checked
  • Glance at the stacks from the street now and then

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Chimney surveys in Streat: local notes

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take an older house close to Streat Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Plumpton Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a chimney survey does not cover

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s inside the brickwork or behind render, without opening up
  • The inside of the flue, which needs a sweep or flue specialist
  • Structural calculations for a leaning stack

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.

What we check

  • Shared and party-wall stacks
  • Flaunching
  • Chimney pots and cowls
  • Brick chimney stacks
  • Chimney breasts

Common questions in Streat

I let a flat near Plumpton station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Streat?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How the survey works

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it usually takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. Older roofs in small places like Streat can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • If you are buying, let the agent know when we’re coming
  • Let us know where we can park nearby
