Flat roof surveys for homes and businesses in Pickhurst
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We’re often asked to look into leaks around rooflights and outlets that hold water back, across single-ply membranes, felt flat roofs and GRP fibreglass.
Older buildings in small places like Pickhurst may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips from our surveys
These tips come from what we see on roofs every week:
- Keep outlets clear of leaves and moss
- Note any new marks on ceilings beneath the roof
- Ask contractors to protect the roof if they work on it
- Treat rooflights and old sheeting as fragile
Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

Why it’s worth a survey now in Pickhurst
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Older cottages and farmhouses around Pickhurst can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. You are welcome to ask questions while we are there. Rural addresses near Pickhurst can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before the survey
- Have any paperwork from past roof work to hand
- Make sure the loft hatch can be reached
- For a flat or shared roof, check access with the freeholder or managing agent

Related advice
Do you need a flat roof survey in Pickhurst?
Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.
It is worth booking a survey if you’ve seen:
- Standing water left after rain
- Edge trims that have lifted or split
- A sagging deck under the covering
- Upstands pulling away from walls
If you own a rental within reach of Pulborough station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Before you book any roof surveyor

- Whether VAT is in the quoted price
- Whether you get a written report with photos
- Which viewpoints they use to see the roof
What we look for on each type of roof
GRP fibreglass
A well-laid GRP roof frequently lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Common questions in Pickhurst
How do I find out if my home in Pickhurst is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover Pickhurst?
Yes, Pickhurst is one of the places we work. The survey and report are the same in Pickhurst as anywhere else.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Which flat roof coverings do you cover?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Does a flat roof survey replace a RICS survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
