Thermal roof surveys for homes and businesses in Pickhurst
Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. If you are worried about leaks that are hard to trace and damp patches with no obvious cause, a survey will tell you what’s going on, on commercial roofs, flat roofs and pitched roof slopes alike.
Some older homes in villages like Pickhurst are listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Flying and imaging in Pickhurst
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. With Old Place Manor about 1.2 miles south, Pickhurst sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

What a survey costs
A few things affect what a survey costs:
- Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
- The roof’s overall size
- The number of roofs, including extensions and garages
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the exact price before booking.
What we need to know
A little information up front helps. Please include:
- Any photos you have, taken from the ground or a window
- What made you get in touch
- Where the property is, with the postcode
- Any marks or damp showing indoors
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.
What happens if roof problems are left?
Before replacing a large flat roof, it helps to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. Where a roof is exposed, as many are in small places like Pickhurst, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Common roof problems in Pickhurst
Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that is moving quickly.
Most people get in touch when they’ve noticed something like this:
- Areas of a flat roof that may hold water
- Water that travels before it shows
- Water getting in at parapets and stacks
- Heat escaping through the roof
Whatever the street in Pickhurst, a roof costs least to look after when faults are caught early.
Before booking any roof surveyor
- Their report turnaround times
- Whether VAT is added on top
- Are they insured for the work?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Use the report as a baseline for later checks
- Clear a path to the loft hatch before we arrive
- Check from the ground or a window, never by climbing
- Heat the home normally on the days before
Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.
Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
When you need someone else
It is useful to know what a survey won’t do before you book:
- What’s inside walls or under coverings, without opening up
- Readings unaffected by sun, shade or reflections
- An energy rating for the building

What this survey covers
- Commercial roofs
- Insulated roof spaces
- Pitched roof slopes
- Flat roofs
- Ceilings below the roof
- Loft conversions
What we do, step by step
Every roof is different, but as a rough guide the survey takes about one to two hours for a house, with bigger or more complicated roofs taking longer. You’re welcome to ask questions while we’re there. Older rural homes like those around Pickhurst can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Before the survey
- Let us know where we can park nearby
- If the roof is shared, arrange access with whoever manages the building
- Gather any invoices or paperwork from past roof work

Questions from Pickhurst
Will you come out to Pickhurst?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Pickhurst is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
What do I do with the report?
You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Does thermal imaging work on slate and tile roofs?
It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.
How long is the visit?
Expect it to take roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. The written report follows by email, on the timescale of your package.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Does thermal imaging detect leaks directly?
The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
