How a flat roof survey works in Wineham

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or drop us an email with the address and a rough idea of the roof area. We survey felt flat roofs, single-ply membranes and EPDM rubber, and common reasons people get in touch are water getting in at rooflights and a sagging deck under the covering.

In a village or hamlet like Wineham, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Wineham, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Find any records of previous roof work
  • Keep pets in another room
  • Leave a clear route to the loft

Related advice

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your questions about flat roof surveys in Wineham

Will you come out to Wineham?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Wineham?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you don’t know what your roof is, we will identify it on the day.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. For an older or listed building in a place like Wineham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Different roofs, different checks

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

Tips from our surveys

Small things make a difference. Our tips:

  • Book a survey every few years
  • Clear roof outlets and gutters each autumn
  • File the paperwork for the roof and any repairs
  • Watch the ceilings below the flat roof for stains

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Flat roof surveys in Wineham: local notes

Ockenden Manor, about 4.9 miles north-east, is one of the historic houses in the wider area around Wineham. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take an older house close to The Parish Church of St Peter: the joins between later flat roofs and the old walls are where problems normally start.

What a flat roof survey does not cover

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • The condition of the deck or insulation hidden under the covering
  • Asbestos testing, which needs a specialist asbestos surveyor
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before you book. The full list of what we check.
