Thermal roof surveys for homes and businesses in Wineham
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. If you are worried about ceilings that feel colder in places and moisture around outlets and upstands, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Wineham, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How it works
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. Somewhere like Wineham needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We look at the roof from the ground, from windows and from the roof itself where it’s safe.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Jot down any questions you want answered
- Buyers: confirm access with the estate agent or seller
How to book
Our price is from £400, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.
Related advice
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Note where damp appears and after what weather
- Take photos of stains as they appear, so we can compare
- Don’t climb onto the roof to look for leaks yourself
- Talk to us about the weather when booking
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
How the survey changes by roof type
Felt and asphalt flat roofs
These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.
GRP fibreglass roofs
GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s assessment
- Confirming water without moisture readings
- The condition of timbers we cannot see
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

Wineham: your questions answered
Is my home in Wineham listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Wineham?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Can a thermal survey trace a roof leak?
It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source cannot be confirmed, we will say what could help next, such as electronic leak detection.
Will you go up on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
What happens next?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Thermal roof surveys in Wineham: local notes
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. With Ockenden Manor about 4.9 miles north-east, Wineham sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near The Parish Church of St Peter, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.
